Guelph is a city of limestone — the churches, the university, the century homes of Old University and St. George's Park all speak the same mineral language. A custom home here has a standard to meet before the first drawing is made. We build residences that hold their own beside a hundred and fifty years of stonework: along the Speed and Eramosa rivers, on the mature lots of Exhibition Park and Kortright Hills, and on the estate parcels of the city's south end.
In Guelph our commissions tend toward two kinds of project: ground-up custom homes on the city's remaining estate lots, and full architectural rebuilds of properties in its most established neighbourhoods — where the address is irreplaceable but the house is not. Both demand a builder fluent in mature-lot logistics, heritage-adjacent design review, and the diplomacy of building beautifully on a street where everyone is watching.
Every commission is led personally by designer Joanna Pietras and master builder Sebastian Tomczyk of Basal Master Builds — architecture, interiors and construction under one roof, with a transparent fixed estimate defined before ground is broken. Projects typically begin at $2 million; most residences complete between $3M and $10M, from 4,000 to 30,000 square feet, delivered turnkey.
